Building Engineer 1

Primary Purpose of Position:

Maintain the integrity and efficient operation of mechanical systems at assigned buildings and
perform a variety of tenant services. Interact and communicate effectively with tenant
employees, contractors, and Boston Properties staff.


Essential Functions:

·         Render preventive maintenance and repair to mechanical systems and controls of all
building and site systems for a particular site or assigned group of buildings.  Building
systems include HVAC, electrical, lighting, plumbing, energy management and fire protection,

·         Install, fabricate, construct, troubleshoot, and repair complex mechanical and
electrical equipment.

·         Receive and/or generate own work assignments, plan work to be performed and obtain
necessary tools, equipment and materials.  Complete work/assignments and paperwork in a timely

·         Demonstrate a thorough knowledge of equipment being serviced and employ service
procedures and techniques indicative of first class work.  

·         Follow inspection and service procedures outlined in the preventative maintenance
and loss control programs. 

·         Possess knowledge of safe and efficient operation of all equipment, power and hand
tools. Responsible for the care of assigned equipment, tools and uniforms.

·         Keep the shop, penthouse equipment rooms and common areas clean, organized and

·         Follow operational and safety procedures which may be established by the company
from time-to-time.

·         Maintain Timesheet on daily activities/events.

·         Assist in the technical training and upgrading of skills of less qualified

·         Regularly inspect all areas of the building(s) and report deficiencies as well as
suggestions for improvement.

·         Regularly communicate with the Director, Engineering, Roving Chief Engineers, Lead
Engineers and Property Managers on the status and activity of the mechanical operations of all
buildings and promptly report any potential or existing problems.

·         Assist in the monitoring of contractors, inspect work and generate deficiency

·         Available for 1) various shifts, 2) to fill in for other personnel, and 3) to
occasionally work extended hours, nights, weekends and holidays to ensure adequate building
coverage and perform necessary repairs. Respond to after hours emergencies such as fire,
flooding, severe weather (including snow and ice removal) power outage and other related
situations including clean-up activities per on-call procedures or as requested in critical

·         Participate in on-call schedule for after hour calls, which may include working an
alternative work shift during one-week period while on-call. (E.g. 9:30am – 6:00 PM, 7:00am –
3:30pm or 12:00pm – 8:30pm, etc.)

·         Project a positive demeanor and attitude at all times. Demonstrate exemplary tenant
relations, ability to work as a productive team member and respect for others.

·         Procure vendor/contract prices for mechanical parts, equipment and tools for review
and approval by Property Managers.

·         Promote and contribute toward overall effort in maintaining a high standard in the
operation and appearance of the building(s) and grounds as well as positive tenant relations
through daily work practices.


Non-Essential Functions:

·         Assist in the monitoring and implementation of the OSHA requirements.

·         Ability to operate a computer for general day to day work and communications. 

·         Perform other duties and special projects as assigned.  


Requirements and Qualifications:

·         High School diploma or equivalent educational certification preferred.

·         A minimum of 5 years as a Building Engineer or equivalent field experience including
working knowledge of commercial office building plumbing, electrical, and various hvac systems,
as well as pneumatic, DDC and  building automation control systems.  Lab environment work
experience highly desirable. 

·         Comprehensive training and certification in HVAC or Operating Engineering
Technologies and/or job related training and experience required.

·         Licensed Refrigeration Technician with the Commonwealth of Massachusetts required.

·         CFC certification for the type of equipment serviced required.  Universal
Certification preferred.

·         Ability to work at various properties that maybe assigned from time to time.

·         May require regular local travel to a number of buildings.

·         May be required to obtain certification as an Asbestos Associated Project Worker.

·         Valid driver’s license and satisfactory driving record required. Ability to drive
to, from, and between various sites during both business and off hours and have access to a
vehicle required.

·         Ability to work independently and as a productive member of a team.

·         Ability to operate Building Automation Systems (when applicable) required.

·         Basic computer skills necessary to operate computer for general day-to-day work and

·         Possess knowledge of safe and efficient operation of all equipment, power and hand

·         Familiarity with OSHA, NEC, NFC and Life Safety codes.


Physical Requirements:

·         Regularly required to stand, walk, reach and use arms to perform tasks as well as
push and pull objects and grasp with hands.

·         Ability to operate a motor vehicle.

·         Regularly use fingers to type or write as needed.

·         Regularly required to talk and hear and occasionally required to smell.

·         Frequently required to sit, stoop, crouch, kneel, crawl, balance, climb stairs and
ladders, work at heights and in environments with temperature ranges both while working
outside and inside.

·         Occasionally required to work around vibration or noise as well as dust.  May be
occasionally required to drive a truck or small tractor.

·         Regularly required to lift and/or move up to 20 lbs. and occasionally required to
lift and/or move up to 50 lbs.

·         Specific vision abilities include close vision, distance vision, color vision and
depth perception.

·         Involves movement between departments to facilitate workflow.


Internal and External Contacts:

·         The Engineer 1 regularly interfaces with tenant contacts, various Boston Properties
personnel, vendors, construction professionals and consultants.


Reporting Structure:

·         This position receives immediate supervision and direction from the Roving Chief
Engineer, Lead Engineer and/or Director of Engineering.  The Property Manager will evaluate
work performance on a periodic basis in conjunction with the Roving Chief Engineer, Lead
Engineer or Director of Engineering.
